On arrival, please park on the gated driveway if you're with a car, or simply park at the front of the driveway if you're with a van. The key safe box is conspicuously mounted on the wall by the door. Simply open it with the code to get the key and turn the number to lock it up again


-By booking our property, you agree to our entire house rules and you agree to abide them. You also agree upon booking this property to take full responsibility and authorise Emu-J Stays to charge your credit/debit card or issue an invoice if you break them. -The code: This will be sent to you on the day of your arrival after you have confirmed that you have read thoroughly through the house rules below and happy to abide by them -Please read thoroughly through the message below and familiarize yourselves with the house rules:

-Out: Before 10am. To avoid any disruption to a changeover for the next guests, we charge a fee of £20 per hour for an early check-in or late check out

-The accommodation regrets it cannot accept liability for any valuables left in the property or parking vehicles. Vehicles are parked at owners risk.

-Rechargeable torches are on the wall in the landing and in the hallway for an emergency. Escape maps are behind the bedroom doors in the unlikely event of fire outbreak. Please familiarize yourselves with our fire safety measures.


- For long term bookings from one weeks, guests are required to pay for a light bi-weekly cleaning with changeover of beddings and towels. In the absence of bi-weekly cleaning, the host or host's housekeeper will pop over weekly to inspect the property. This is to ensure the property remains clean and no avoid nasty surprises.


-We provide some complimentary toiletries ( toilet papers, shampoo/conditioner, body wash, washing up liquid, etc), but guests are advised to get theirs when ours run out during their stay.


-If you're with your lovely children, please keep an eye on them to avoid damages to the property as it will incur extra charges.


-Please take out and take back the bins after collection if your stay is more than a week. Look out for what neighbours are taking out for bin collection

-Our properties are competitively priced because we operate a "FAIR USAGE" policy. The CENTRAL HEATING will go off when the temperature reaches between 20C to 21C or when the house is warm, whichever comes first. PLEASE DO NOT TURN THE CENTRAL HEATING ABOVE 21C!

- The smart thermostat sends us notifications whenever it's malfunctioning if the windows and doors are open whilst the heating is on or if the radiator where the thermostat is mounted is turned off or covered with something . The thermostat will shut down and the property won't be heated up.

-Please don't turn off the radiator or cover the radiator in the dining room with anything to avoid malfunctioning of the smart thermostat

t -Windows are to be closed, lights turned off, and heating turned down to 18C each time you leave the house to avoid unnecessary energy waste

-Shut all Windows and doors whilst central heating is on

-No indoor smoking, no drugs and no firearms

-Extra fee is charged for additional cleaning if property is trashed or messed up. Please, tidy up after yourselves and use the bins outside

-No house parties/no events

-No unregistered guests without our consent

-No instant local guest booking without our consent

-No anti-social behaviour

-Quiet time is between 9pm and 10am

-Keep noise down to a minimum. Noise reduced to barest minimum level. Property is in a quiet residential area with families and children

-Please, take off your shoes to ensure the house is clean for everyone

-Please, do not enter the property with mouldy & wet shoes. It's unfair!

- No illegal activities please as they'll be reported -Pets are not allowed

-Do not disconnect the WIFI, thermostat or anything in the property. We'll be alerted if you do and we'll attend the property.

- £15 for any damaged or missing towel and £50 for a key loss

- No commercial use without approval

-No mail allowed be sent to the property

-Avoid damages to the property


PLEASE FOLLOW THESE STEPS BEFORE DEPARTURE:

1. Take all your belongings

2. Lock all the DOORS and all the WINDOWS please

3. Turn off all lights and turn heating to 18C

4. All plates, cups etc are washed and put away dry

5. Empty the kitchen bin and throw away all perishable food

6. Drop the key back to the key safe and turn the number to lock
